🏡 July Housing Market Update – Winnipeg & North Kildonan

The Winnipeg housing market is starting to show classic signs of a summer slowdown. In July, the average sale price for detached homes across the city was $461,777, with 636 homes sold—a 5.77% decrease from June.

There are currently 792 active detached listings, and 142 listings expired in July. In just the last 7 days, 159 new listings hit the market—still active, but cooling.

📉 This brings Winnipeg’s days of inventory to approximately 37 days, meaning that at the current rate of sales, it would take just over a month to sell everything on the market. That still leans in favour of sellers, but momentum is softening.

📍 Spotlight on North Kildonan (MLS 3F & 3G)

In North Kildonan, the shift is more pronounced. The average detached home sale price was $438,058, with just 11 homes sold—an 11.03% decrease from June, though still 10.17% higher than July of last year.

This neighbourhood had been holding strong, but July marked a noticeable tightening, suggesting buyers are growing more cautious.

Active Listings: 6 homes currently for sale, ranging from $299,900 to $594,900

4 listings have been sitting for over 20 days

3 homes are conditionally sold

1 listing expired

Only 4 new listings came on in the past week

📊 That translates to just 16 days of inventory—a very limited supply. Despite signs of cooling, North Kildonan remains competitive and still leans in favour of sellers.

🌳 East St. Paul (MLS 3P)

In East St. Paul, 9 detached homes sold in July, ranging from $588,000 to $1,143,0005 of those sales were over asking.

Currently:

18 detached homes are for sale, priced between $749,900 and $1,079,000

13 listings have been on the market over 20 days

4 listings expired in July

Higher-end homes are sitting longer, but desirable homes priced right are still moving quickly.

🏢 Condo Snapshot: Concrete Apartments (1200–1450 sq ft with indoor parking)

Across all of Winnipeg, there are only 4 units currently for sale that fit this profile.

3 sold recently, priced between $263,500 and $465,000

• Currently, none are available in North Kildonan or East St. Paul

This is a niche segment with extremely limited inventory—especially for buyers prioritizing size, structure, and parking.

💬 What This Means for Sellers & Buyers

While demand hasn’t disappeared, buyers appear to be getting a bit more selective. I recently sold a North Kildonan home for over $80,000 above asking, after receiving 5 strong offers. Just last week, however, another nearby home—priced lower—sold for only $30,000 over asking.

This could signal a return to a more typical, pre-Covid summer market—where things naturally slow down in mid-summer before picking back up in the fall.
